Policies and Procedures for Denali, LLC
Listed below are the rule and regulations governing the use of the apartment and the building by the Lessee(s), their guests and invitees. The Lessor reserves the right to add to, amend and revise these rules and regulations from time to time by promulgating rules reasonable to the use and operation of the apartment and to the convenience, comfort and common interest of other residents in the building.
1. Rent is due on the 1st of every month. If there is more than one tenant sharing an apartment and each writes their own check, all checks should be sent in one envelope each month to the main office.

All payments are due on the first of every month and will be determined late according to the postmark. Tenants are to make sure to mail all checks sooner than they are due to allow ample time for payment to get to the landlord. If Tenant fails to pay any installment of rent or any other amount within 5 days of the date the same is due, Tenant shall pay Landlord a late payment charge of $50.
2. Common areas such as hallways, stairways, landings, basements, porches and outside common space are to be kept free from all personal belongings and trash. Any articles found in the above areas will be discarded without liability to the landlord. No warning notices will be given. Removal of improperly placed trash or articles will be billed to the Lessee. No articles are to be hung from the windows.
3. Lock out service is not something supplied by the landlord and any calls to the landlord about lockouts are only done in an emergency. If a tenant is locked out during regular business hours (8:30am-4:00pm Mon-Fri) they may call Maintenance, if someone is available they may be able to let the tenant in. An extra key(s) may be provided for the fee of $5.00 per key. There will be a fifty dollar ($50) charge for lockouts any time after office hours. If the landlord is unable to help you, then a locksmith will need to be called. The Landlord is not responsible for any charges incurred from the use of the locksmith.
4. The Lessee must keep noise levels to a minimum and not permit any act or thing be done to the apartment that is unlawful or creates a nuisance or that interferes with the rights, comforts or conveniences of the other occupants of the building.
5. In case of a building emergency, tenants may call: , in case of fire call 911.

7. If tenant(s) require a parking pass and a space is available, tenant(s) must let the office know the make, color, model and license plate number of the tenant’s vehicle. That information can be sent to the office using email, telephone or with the next rent check. If a new vehicle is acquired, the tenant(s) must let the office know the new information as soon as possible. The office will then send, via the US Post Office, a parking pass that will need to be displayed in the front window of the vehicle.All vehicles are required to be operational, registered and insured and are not to be worked on, on the premises. Vehicles that are without a parking pass, not known to the landlord and/or are blocking another tenant’s space will be towed at the owner’s expense.
8. The rules regarding snow removal are as follows: vehicles must be removed from the lot by 8:30 a.m. until 2:00 p.m. to allow for snow removal. The parking garages are all approximately $5.00 during snow storms.
9. Tenant is responsible for calling Central Maine Power Company and Northern Utilities to have the electricity and gas (if applicable) turned on in their name. Denali, LLC is not responsible for any charges incurred for the changeover. If utilities are not transferred to the tenant’s name within 10 days of the move in date, a fee of $15 will be charged to the tenant. The telephone numbers are as follows:

10. Pets are not allowed on or in the premises unless permission is granted by the landlord. Tenant must submit in writing what kind of pet they would like to acquire and the landlord has the right to refuse permission. If however, permission is granted, the tenant will pay a one time pet deposit of 300.00. The landlord may at their discretion revoke their permission at any time, should they choose to do so. This permission does not include any offspring of the pets. Offspring must be removed immediately. Tenant agrees to be responsible for any actions of the pet as defined herein, or in the law, on or in the property. The tenant takes full responsibility for the pet and any and all damage and/or problems the animal might cause. If a pet is acquired and the landlord is not notified, it is considered a break in the tenant’s lease and grounds for eviction.
11. A dumpster is provided on site for all trash removal. A key will be provided to the tenant for its use. The dumpster must remain locked when not in use. If key is lost, a new one may be provided for a fee of $10.
12. If you would like to install an air conditioner for use in your apartment, you must first contact the office for approval. Contact; Maintenance at . ALL tenants must also provide us with proof of your renters insurance confirming a minimum of $300,000.00 liability coverage. If you install an air conditioner without our approval, you will be subject to receive a Lease Violation notice and you may be required to pay a $150.00 fine to Denali, LLC.
